Don’t forget to take these steps to get your home ready for the cold.

  • Clean the Gutters

While you might believe that winter is a safe time from floods, there is always the chance that history may repeat itself. During the new year flooding event in 2015, we saw many flooded homes in the historic event. We were there to help our neighbors in Franklin County, MO then, and we are even more ready to help now for the 2021 year. Flood water can be one of the most frightening problems to face. Preventing water from entering your home or business is difficult, if not impossible during high water flooding events. However, if your home or business does face flooding damage, it’s best to follow these tips:

  • Be on the lookout for wild animals, including snakes. Floodwaters tend to uproot them from their natural areas.

Would Winter Storm Damage Be Covered by Your Insurance?

One of the best ways to protect yourself from being affected by winter storm damage is to take preventive action and be ready before the storm comes. Here are some items to check before winter weather arrives:

  • Clean your gutters and downspouts so that melting snow can flow freely from your home.
  • Inspect and repair roof shingles and flashing.
  • Trim tree branches on your property that could damage your home.
  • Apply weather stripping and caulking around doors and windows and inspect doors and windows for broken glass.
  • Drain water from pipes leading to exterior faucets and remove garden hoses.
  • Insulate pipes that could possibly freeze.

You’ll want to review your policy or contact your insurance agency to know for sure what is or isn’t covered. However, most standard homeowner’s insurance policies provide coverage for winter related storm damage that occurs as a result of wind, snow, ice, freezing rain and low temperatures.

However, most standard homeowner’s insurance policies do not provide coverage for flood damage. If your home suffers from snow melt or other winter related flooding, you may not have coverage unless you have a separate flood insurance policy in place.

If you have a summer home and leave your home unattended during the winter, you may have some additional coverage issues. Some policies may have exclusions for damage that occurred from not being winterized properly or being left unoccupied for a certain period of time.

2017 Hurricane Harvey: Category 4 Hurricane Harvey hit Texas on August 26 with winds of 130 mph.The hurricane made a second landfall just hours later and lingered over Southeast Texas for about two days, dropping more than 40 inches of rain. On August 29, Harvey made a third landfall in Louisiana. Following the storm, an estimated 550 storm crews were deployed, representing more than 240 SERVPRO® Franchises. Those numbers, in addition to area Franchises, placed more than 1,000 crews in storm-affected areas. Crews traveled from as far away as California, Washington, Wisconsin, and New York. 2016

Houston, TX, Flooding: In April, a nearly stationary mesoscale convective system developed over Houston, resulting in widespread rainfall rates of 2-4 inches per hour. This was a historic flooding event for Harris County, which saw a total of nearly 18 inches of accumulated rainfall. The Storm Team dispatched 81 crews to over 360 jobs, mitigating over $3 million in damages.  2015 Siberian Express: Record sub-zero temperatures caused major problems for a large portion of the country stretching from Florida to Maine. The Midwest also experienced record-breaking low temperatures, resulting in frozen pipes and ice dams causing major problems for residents. The Storm Team dispatched a total of 257 crews from 108 Franchises to assist local SERVPRO® Franchises, completing nearly 2,000 jobs.

2014 Mid-Atlantic Flooding: Rainfall rates up to 2 inches per hour caused major flash flooding stretching from Northeast Ohio all the way up to Portland, Maine. Eastern Michigan and Baltimore, Maryland, were also impacted, creating over 1,381 jobs for the Storm Team to produce. A total of 82 SERVPRO® Franchises and 173 crews mitigated over $4.3 million in damages while assisting the local Franchises.   

2014 Polar Vortex: Record low temperatures caused by a break in the North Pole’s polar vortex resulted in an unprecedented freezing event, spanning from east of the Rocky Mountains to as far south as Central Florida, affecting all or part of 39 states and 70 percent of the SERVPRO® Franchise System.

Be prepared this winter

The winter is one of the busiest times of the year
for SERVPRO. Pipes freeze and cause water losses, while house fires hit a peak in December and January. Cold weather is the culprit for these incidents. When the temperature drops, water freezes and expands, which causes pipes to freeze. And when the weather gets colder, people are more likely to spend time inside and have the heat raised, increasing the chances of a fire. Candles, extra electric lighting, Christmas trees and an increase in cooking can all lead to fires. Winter also sees an increase in outside fires caused by open flame−fires ignited by matches, open fires (including campfires), and embers.
The winter also results in pipes freezing. Water expands when it freezes. This expansion puts tremendous pressure on whatever is containing it, including metal or plastic pipes, which can cause them to break. Pipes that are more likely to freeze are often exposed to severe cold (like outdoor hose bibs), swimming pool supply lines and water sprinkler lines. Water supply pipes in unheated interior areas like basements and crawl spaces, attics, garages or kitchen cabinets can also freeze, as well as pipes that run against exterior walls that have little or no insulation.
To protect pipes from freezing, it’s important to drain water from swimming pools and water sprinkler supply lines before the cold weather hits. Hoses used outdoors should be removed, drained and stored away. Inside valves supplying outdoor hose bibs should be closed and the outside hose bibs should be opened to allow water to drain. Keep the outside valve open so that any water remaining in the pipe can expand without causing the pipe to break. 
To prevent frozen pipes, keep garage doors closed if there are water supply lines in the garage. Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing. When it gets extremely cold outside, let the cold water drip from the faucet served by exposes pipes. Keep the thermostat set to the same temperature all day and if you’re going out of town, leave the heat on in your home and set it to no lower than 55 degrees.
You should suspect you have a frozen pipe when you turn on a faucet and only a trickle comes out. If you have a frozen pipe, apply heat to the section of pipe using an electric heating pad wrapped around the pipe, an electric hair dryer, a portable space heater (kept away from flammable materials) or by wrapping pipes with towels soaked in hot water. Check all other faucets in your home to find out if you have additional frozen pipes. If one pipe freezes, others may freeze, too.
Simply put, you don’t want burst pipes. Burst pipes within the home is the worst thing that can happen to your plumbing system due to the cost the water damage can do. If a pipe bursts in the ceiling or the floor it can be some time before you notice and all too often the first you know is when the bulge appears or the water flows in a torrent. The potential water loss from burst pipes in your house can be as much as 400 liters or two full baths an hour. This means if you were away for a full day, you could have up to 9,600 liters of water or 48 full baths of water in your house.

  • Before going into the house to begin flood clean-up, check for downed power lines, gas leaks, foundation cracks, or other obvious problems.
     
  • If power lines are down near the home, avoid puddles or standing water at the very least. Although calling on professional help is the best way to avoid electrocution.
       
  • Be on the lookout for wild animals, including snakes. Floodwaters tend to uproot them from their natural areas, and it is possible that they have entered the home or are in the general vicinity.
     
  • While cleaning up, wear protective gear such as boots and rubber gloves.
       
  • Waterlogged cleaning products, paint, batteries, and fuel are contaminated and considered hazardous. Find out from the local authorities the best method for disposing of these items.
     
  • Discard food items and drinking water if it has come into contact with the flood waters. This includes canned goods and bottled water. Follow the maxim: When in doubt, throw it out!

Flood Clean Up Tips for Businesses

  1. Disconnect the power - Unplug electric devices and remove them if it is safe to do so. Remove furniture and loose items from the space as soon as possible. The sooner they are out of the water, the better the chances of restoring them. Pull up any carpets and under-padding.
     
  2. Remove the water - If there is no power, use towels, buckets, and mops. If power is safely available, then a wet/dry vacuum may be employed. Note: Be very careful with electricity, and if unsure of whether the building is safe, call in a certified professional.
     
  3. Dry out the flooded area - Once the water is gone, use  airmovers and a dehumidifier to dry out the area. Open windows for air circulation. Exposed wood may be salvageable, but exposed drywall will likely have to be replaced.
     
  4. Disinfect - A disinfectant will help to kill bacteria that may be present.
     
  5. Inhibit mold growth - After applying a disinfectant, apply an anti-mold spray to the area while wearing a mask for protection. If mold is obviously present, it is best to hire a certified mold remediation company.
     
  6. Dispose of damaged items - Check with the city’s waste management department to find out where to recycle chemicals such as paint and other toxic liquids, as well as electronics. A dumpster can be dropped off for non-toxic materials.  Make sure before disposing of damaged items, that your insurance claims representative has had a chance to see them or at a minimum, document all damaged items with multiple photographs.

While most standard homeowners insurance policies provide coverage for winter related storm damage that occurs as a result of wind, snow, ice, freezing rain and low temperatures. You’ll want to review your policy or contact your insurance agency to know for sure what is or isn’t covered.

Most standard homeowner’s insurance policies do not provide coverage for flood damage. If your home as suffered damage from winter related flooding (such a snow melt) you may not have coverage unless you have a separate flood insurance policy in place.

If you live on or at the foot of a hillside, place sandbags around the perimeter of your home. If water is close to entering your home, try placing rolled up towels along the inside of exterior doors to prevent water from getting in.

If you expect your home to flood, move valuables and items up from lower levels and away from doors and windows.

Not too long ago we saw some major flooding in the Franklin County, MO area during the Dec 2015 flood. Since floods and flash floods can occur anywhere, all homeowners can benefit by making sure their homes are prepared.

Retaining Walls

Residential retaining walls are generally meant to hold soil in place and prevent erosion. When properly placed and designed, retaining walls can also deter flood water and protect your property. Anatomy Of A Disaster

Starting on December 26 and lasting though December 28, Franklin County and surrounding areas received historic rainfall.  Depending on the area, reported rain totals in that three day stretch are from 7-9 inches.  The evening of December 26 our phones at SERVPRO of Franklin County began ringing mainly with customers that had wet basements.  We began taking their pertinent information and advising them on the best ways to proceed.  Move furniture, get areas rugs up, unplug electronics, and turn breakers off if needed.  The sad part was that it didn’t make sense for us to start extracting yet, since the rain was supposed to continue for two more days, water would continue to come in.   The customer would have to weather the storm and get us out as soon as the rain stops.  We did have several jobs were sump pumps stopped working and as soon as the sump was repaired we were able to start our mitigation. The remainder would have to wait until the rain stops.
 
As the rains began to end on the afternoon of December 28, we found ourselves with a list of over 100 customers and growing.  All of them required our services right now.  Normally we can handle about 12 jobs in a day so 100 jobs could be a problem.  The good news is that we planned ahead and already had help ready from our storm teams.  These are franchises who at a moment’s notice come to an affected area to help out.  We already had 200 crews in place for a long as we needed them with 20 plus office support people so our excess jobs were dispatched to those crews for handling.   These are the same SERVPRO trained crews, the same green trucks, same professional handling.  Now a crew might have had a southern drawl coming from Texas or Louisiana, or an east coast accent but other than that the process should have been seamless for your clients. 
 
Just as we got a handle on the flooded basements, on 12/29/15 the Bourbeuse River crested in Union. Than on 1/1/16 the Meramec River crested in Pacific.   This left hundreds of businesses and homes flooded in our area and thousands in the St Louis area.   Again our phones kept ringing, now with large commercial businesses needing help.  We handled from our office as many as possible including a large convenience/gas station, a large church, and a large strip center in Pacific.  We are currently working on a fast food restaurant and we also provided estimates and guidance to several other businesses.  As a backup we had 3 SERVPRO Extreme teams in place, and several Large Loss Teams.   To make sure we had all the equipment we needed, we had a loaded 55’ semi-trailer ready to go and waiting in our parking lot.  That’s what   “Ready for Whatever Happens” means.   

We were able to handle all of the commercial flood losses out of our office, but the Extreme and Large Loss Teams did not have any trouble finding work in the St. Louis area.  All Storm Teams, Extreme Teams and Large Loss teams stayed until the last job was complete and every customer was satisfied. Is Winter Storm Damage Covered By Your Insurance Company?

While most standard homeowners insurance policies provide coverage for winter related storm damage that occurs as a result of wind, snow, ice, freezing rain and low temperatures. You’ll want to review your policy or contact your insurance agency to know for sure what is or isn’t covered.

Most standard homeowner’s insurance policies do not provide coverage for flood damage. If your home as suffered damage from winter related flooding (such a snow melt) you may not have coverage unless you have a separate flood insurance policy in place.

Also if you leave your home unattended during the winter, there may be some additional coverage issues. Some policies have exclusions for damage that result from a home not being winterized properly or being left unoccupied for a long period of time.

While your insurance may provide some coverage for winter storm damage, the best option is to take steps to prevent damage from occurring.

  • Clean your gutters and downspouts so that melting snow can flow freely away from your home
  • Inspect and repair roof shingles and flashing to prevent water damage
  • Trim tree branches on your property
  • Apply weather stripping and caulking around doors and windows and inspect storm doors and windows for broken glass
  • Drain water from pipes leading to exterior faucets and remove garden hoses
  • Insulate pipes that are susceptible to freezing
  • Have your heating system cleaned and inspected.
